Sajan Philip - Principal, CFA

  • Sajan has had a 17-year career in impact investing, in which he deployed over $800 million in capital to a variety of community-based projects. These projects include affordable housing, school facilities, early childhood education facilities, health centers, and small businesses. He has supported the development, launch, and deployment of philanthropic impact investing programs representing over $300 million in capital invested in underserved communities and populations.

    In his time at Civic Builders, Sajan built a philanthropic-backed lending platform that delivered low-cost flexible loans to high performing nonprofit charter schools. Prior to joining Civic, Sajan was Market Director of the Mid-Atlantic and Central Regions at the Low Income Investment Fund (LIIF). In this role, he was responsible for lending production in DC as well as for LIIF’s expansion in the Southeast. At LIIF, Sajan lent over $300 million in capital for community development projects, including a $30 million fund dedicated to increasing healthy food access in food deserts. Before joining LIIF, he was a small business loan underwriter at Seedco Financial in New York City.

  • Angie has over fifteen years in community development, corporate and public finance functions.

    Most recently, Angie was the VP of Capital Solutions at Civic Builders where she designed, launched, and oversaw the Facilities Investment Fund (FIF). FIF is a non-profit lending vehicle jointly capitalized by commercial and philanthropic capital with credit support from the US Department of Education’s credit enhancement program.

    During her seven-year tenure at Civic Builders, her team originated over $450 million in loans through FIF, its New Markets Tax Credits program, and a private funder-driven investment vehicle.

    Prior to Civic Builders, Angie worked in the corporate finance department of Johnson & Johnson, served as a Director on the Education and Non-profit team at Fitch Ratings, and advised on $3.5 billion in public and private bond issuances for education, healthcare, and municipal entities as an independent financial advisor with Public Financial Management, Inc.

  • Jay is an experienced financial services professional who began consulting in 2023 after spending the prior four years at LOCUS Impact Investing. 

    Jay has worked across asset classes and sectors on projects ranging from investment vehicle design and development to deal diligence and underwriting to portfolio management. While at LOCUS, Jay advised institutional clients such as foundations, CDFIs, nonprofits, and insurance companies on the design, structuring, and management of impact investing programs, funds, and transactions. 

    Prior experience includes advising on M&A deals totaling $3.5 billion in transaction value as an investment banker at Harris Williams & Co. and underwriting commercial credit at City National Bank. Jay has a BA in Hispanic Studies and History from Boston College and an MBA from the University of Virginia.

Community development financing executive. Formerly: NFF, LISC

  • Kathy is a community development financing executive with 20 years of experience working for or with nonprofits, specializing in community development finance.

    Kathy helps community development financial institutions (CDFIs), foundations, and other nonprofits with strategic advising, training development and delivery, business planning and financial modeling, credit and data analysis, research, underwriting, and capital raising.

    Before starting two consultancies, Kathy served as the Vice President of Lending for Nonprofit Finance Fund (NFF) where she oversaw the origination of $300+ million in community development financing.

    Prior to NFF, Kathy managed Local Initiatives Support Corporation’s charter school lending program and spent time as a consultant, providing advisory services for CDFIs, charter schools, and foundations in the areas of charter school credit analysis, underwriting, financial structuring, product marketing and loan closing.

    She was a founding and decade-long serving board member of Coney Island Preparatory Public Charter School, a start-up school that grew to a network of schools serving students in South Brooklyn.

Hannah Taylor

  • Hannah Taylor is a communications strategist with 15+ years of experience helping grassroots nonprofits and large mission-driven organizations align messaging and content for impact.

    She began her career as a journalist and has worked extensively in the community development, affordable housing, early care and education, and food systems spaces.

    Hannah brings a passion for organizing and strategic co-creation to advance social impact goals, driving narrative change, and facilitating courageous spaces of open dialogue.
